Benitachell is a small municipality, but 61.5% of its residents are foreign nationals, and it has the youngest housing of any town we cover, much of it in Cumbre del Sol. Renovations here are usually about updating a home, its terraces and its outdoor spaces rather than replacing what is behind the walls.

We cover Benitachell and nearby

The municipality, officially el Poble Nou de Benitatxell, covers the village and the residential areas on the hills and cliffs towards the sea, including Cumbre del Sol on the Puig Llorença:

Neighbouring towns: Jávea, Moraira.

We are based in València (Av. de Francia 2), about 1.25–2 h from Benitachell by road (about 118–123 km). Site visits by appointment.

What homes in Benitachell need

Benitachell’s housing is young by the standards of this coast: about two thirds of its properties went up between 1991 and 2011 (see the local facts below). A villa from that period rarely needs rewiring from scratch. What owners usually want is a home that feels current: an opened-up kitchen, new bathrooms, bigger windows to the view, and outdoor spaces that work for long stays.

Cumbre del Sol is the area most people know. It covers the Puig Llorença, above the cliffs, and its plots are steep. Steep plots shape a renovation: deliveries take planning, and retaining walls and terraces carry more load, so work on them is a structural job as well as a finishing one.

Because the homes are younger, much of the work here is about outdoor living: terraces that drain properly and shade for the summer months. We plan those around the times you want to use the house.

Permits in Benitachell

Cumbre del Sol has no town hall of its own: it is part of el Poble Nou de Benitatxell, and permits for homes there go through that Ajuntament. Most work on younger villas, such as new kitchens, bathrooms and finishes, keeps the structure and follows the declaración responsable route. Extensions and changes to terraces on steep plots need a closer look, and plots near the cliffs are checked against the coastal rules.

Permits are issued by the Ajuntament del Poble Nou de Benitatxell. Electronic office of the Ajuntament del Poble Nou de Benitatxell. · Our licence guide.

Away for the season?

Just over half of Benitachell's homes are not a main residence (2011 census), and many in Cumbre del Sol sit high on an exposed hillside. When the house is empty, we can check terraces, shutters and drains after storms and have everything ready before you come back.

Questions owners ask about Benitachell

Who issues permits for Cumbre del Sol?

The Ajuntament del Poble Nou de Benitatxell. Cumbre del Sol is a residential area inside that municipality, not a town in its own right.

My Cumbre del Sol villa is quite recent. What does it usually need?

Most homes here were built between 1991 and 2011, so we rarely need to start with old wiring. More often owners want a new kitchen or bathrooms, a different layout, better windows, or terraces brought up to date.

My house is on the cliffs. Does the coastal law apply?

The protected coastal strip is measured from the legally defined inner shore boundary, so it depends on exactly where your plot sits. We check that before anything is designed.

How far is Benitachell from your base in València?

About 1.25 to 2 hours by road (118 to 123 km), depending on which part of the municipality and the traffic. Site visits are by appointment.
