València-based renovation company for owners who live abroad: apartments, older blocks and the IEEV.CV report, community-of-owners works. English spoken.

València is our base

We are based at Av. de Francia 2, in València. València city is not part of the Costa Blanca, and we do not pretend it is: this page covers the city and the Safor coast towns of Gandia and Oliva, and our Costa Blanca page covers the coast from Dénia south.

This page is for owners with an apartment in an older block who do not live here all year, and for people who live in the city and want their project handled in English. Either way you deal with one project manager, who manages the trades, the paperwork and the community of owners.

Apartments and the community of owners

Most homes in València are apartments in blocks run by a community of owners under the Ley de Propiedad Horizontal (Ley 49/1960). Work inside your apartment is mostly your own decision. Work that touches shared elements is not: the facade, the roof, the structure and the shared risers for water and drainage belong to the community.

Before we start, we check which parts of the building your works touch, prepare what the community needs to see, and plan working hours and noise around the neighbours and the building’s rules.

Older blocks and the IEEV.CV report

A residential building in the Comunitat Valenciana that is over 50 years old needs a building evaluation report, the IEEV.CV. If you are buying or renovating in an older block, ask whether the community already has a valid report. It is the community’s responsibility, and its findings can affect the shared elements around your apartment.

Older residential buildings
In the Comunitat Valenciana, a residential building over 50 years old needs a building evaluation report (IEEV.CV, Decreto 53/2018), due by 31 December of the year after the building turns 50. The age comes from the Catastro, the report is valid for 10 years, and in a block the community of owners is responsible for it. It is also required to apply for rehabilitation grants. Questions owners ask

My apartment block in València is old. Does it need an IEEV.CV report?

If the building is residential and over 50 years old, yes. The report is due by 31 December of the year after the building turns 50, and the building's age is taken from the Catastro. In a block it is the community of owners that must commission it, not each owner. A valid report is also needed to apply for rehabilitation grants.

Do I need the community of owners' approval to renovate my apartment?

For work inside your apartment that does not touch shared elements, usually not. Work that affects the facade, the roof, the structure or the shared risers involves the community of owners. We check what your works touch and prepare what the community needs to see before anything starts.

Do you cover Gandia and Oliva?

Yes. We cover Gandia and Oliva from our base in València and plan site visits by appointment. They are part of this page rather than separate town pages.

Can you manage a València renovation while I live abroad?

Yes. That is what our service is designed for: a video survey and a free estimate, then a fixed-price quote after a site visit, then weekly photo and video reports during the works. See renovation while you're abroad.

Can I visit you at Av. de Francia 2?
