House extensions on the Costa Blanca and in València

More space, built legally: we check what your town's ordinance allows on your plot before anything is drawn, then design and build the extension with our partner architect.

Free initial estimate. Licences handled. One project manager. Weekly photo reports.

At a glance

  • An extension is the project where local rules matter most: each town applies the regional planning law through its own general plan, and those plans range from 1982 to 2026 on this coast.
  • Before anything is designed, we check what your plot allows, whether earlier additions were legalised, and whether the coastal strip, a natural park, a Natura 2000 site or a protected historic centre applies.
  • New structure usually needs more than a simple declaración responsable, and catalogued buildings need a full licence.
  • Our partner architect designs the extension and prepares the licence file; a structural engineer specifies the structure.

Start with the plot and the existing building

An extension changes more than a room finish. Before design, we check what is allowed on the plot, the status of earlier additions and whether coastal or protected-area constraints apply. The current planning documents and the proposed works matter more than an assumption based on a neighbouring villa. A neighbour’s addition is not evidence that the same scheme is available to you.

  • Check the applicable planning route and plot constraints before design.
  • Coordinate the architect’s design and licence file.
  • Involve a structural engineer where the project requires one.
  • Build to the agreed drawings and photograph structure, waterproofing and insulation before they are covered.

What needs checking before a design is settled

Give us the property location and the documents you hold for the existing building. Identify any earlier additions and the extra space you want. The permitted use, development limits and constraints need to be checked for the actual plot. This page states no general allowance for floor area, height or distance from a boundary because those values depend on the applicable planning provisions.

Near the coast, the official coastal boundary and the relevant protection rules must be examined, rather than measuring a single distance from the sea on an ordinary map. Protected landscapes and natural parks can also involve provisions outside the ordinary municipal application. The Ley de Costas is linked as a primary source; an individual plot still needs its own checks.

Design, structure and permission

The architect prepares the design and licence file, with structural input where needed. New building works fall within the licence provisions of TRLOTUP article 232. The classification of a particular proposal should be established from the current law and municipal procedure. Do not treat an extension as a simple decorative repair because both affect the same home.

The design should resolve how the new work meets the existing building. Structure, waterproofing and insulation are parts of that coordinated scope. We photograph these stages before they are concealed so an owner abroad can follow the work. Those photographs supplement the project documentation; they do not replace the design or required technical responsibilities.

How it works while you are abroad

Start with the proposed use of the new space, the location and available records. Planning checks come before relying on a design or programme. Once the scheme and route are established, the work can be defined and priced. Keep decisions about materials and layout aligned with the drawings so the agreed scope remains clear.

An extension may be part of a wider villa renovation or full renovation. Consider the interfaces together, while checking the permission requirements of the complete proposal. No particular approval outcome or permission timetable is promised here.

Permission and community checks

Where the agreed work involves building alterations, the route depends on its scope. TRLOTUP articles 232, 233 and 241 distinguish licence and responsible-declaration procedures and their conditions. A service name is not a permission category. In a community of owners, LPH article 7 limits alterations affecting the building or other owners and requires prior notice to the community representative for works within the provision. Check shared elements before authorising the work.

How we price the work

Start with a free estimate, then a fixed-price quote after a site visit. The scope, access and findings inform the quote. Review what is included and what needs a separate decision before accepting it. There are no standard rates on this page: the price follows the property and the agreed work, rather than a figure detached from the inspection.

What shapes an extension, town by town

The general plan each town works from, and the protected areas or listed sites we check a plot against. Seafront plots in every town are also checked against the Ley de Costas strip.

Questions owners ask

What permission does an extension need?

It depends on the town. Towns treat extensions differently, so we read your town's ordinance and confirm the route for your plot rather than assume. A new structure usually needs more than a simple declaración responsable.

Can I extend a villa near the coast or a natural park?

The plot needs checks against the applicable planning documents, official coastal boundary and any protected-area rules. We do not infer an allowance from a generic distance or a neighbouring building.

Who designs the extension?

Our partner architect, with a structural engineer where needed. We coordinate them and build what they specify.

Can you promise a particular additional floor area?

No. The plot, existing building and current planning provisions must be checked before the allowable scheme can be established.
