Bathrooms and shower rooms rebuilt from the waterproofing up: walk-in showers, drainage, ventilation, tiling and fittings, with photos of every stage.

Free initial estimate. Licences handled. One project manager. Weekly photo reports.

At a glance

  • A bathroom lasts if three hidden things are right: the waterproofing under the tiles, the fall of the floor to the drain, and the ventilation.
  • Swapping a bath for a level walk-in shower depends on the drainage. We check the fall to the waste pipe on the site visit, before we quote.
  • In an apartment, the bathroom is yours to change, but the shared risers belong to the community of owners.
  • Spain's building code requires dwellings to be adequately ventilated, which matters most in a bathroom that stays shut for months.
  • You see every stage that ends up behind tiles in your weekly photo report.

Built from the waterproofing up

A bathroom only lasts if the parts you cannot see are right: the waterproofing under the tiles, the falls to the drains and the ventilation. We photograph each of those stages before it is covered, so you can see what has been done even if you are not here.

In an apartment

Inside your apartment, the bathroom is your decision. The shared drainage and water risers belong to the community of owners, and work that touches them needs coordinating with the building. We check where your pipes meet the shared ones before we start.

In a villa or a holiday home

Bathrooms in homes that stand empty for months need to cope with being closed up. We talk about ventilation and finishes that dry out well, and about end-of-season checks that keep water out while you are away.

What a bathroom renovation includes

Included

  • Strip-out to the walls and floor, and a check of the pipes and drainage we uncover
  • New supply and waste pipework, and a check of how it meets the building's drains
  • Waterproofing of the shower area and floor, photographed before tiling
  • Level-access or tray showers, baths, vanity units, WCs and taps
  • Ventilation: an extractor fan where there is no window, or ducted extraction
  • Tiling, lighting, heated towel rails and mirrors

Not included, or arranged separately

  • Work on the shared risers in a block, which the community decides
  • Sanitaryware you buy yourself is fitted, not supplied

From strip-out to sealant

  1. Check the falls

On the site visit we find where the waste pipe runs and how much fall there is, which decides whether a level shower is possible.

  2. Choose by video

Layout, tiles, taps and sanitaryware are agreed on drawings, photos and a video call.

  3. Strip and renew

The room is stripped, then supply and waste pipes are renewed and pressure-tested.

  4. Waterproof, then photograph

The floor and shower walls are waterproofed and photographed for you before a single tile goes on.

  5. Tile, fit and test

Tiling, fittings and extraction go in. Every drain is run and checked before handover.

Rules and facts that apply

Ventilation is a rule
The Código Técnico de la Edificación also applies to work on existing buildings, and its section HS 3 on indoor air quality covers the inside of dwellings. (CTE, Part I; CTE DB-HS)
Inside your apartment
An owner may alter the installations in their own apartment if the work does not affect the building's safety, structure or exterior, or harm other owners, and must tell the community's representative first. (LPH arts. 7, 10 and 17)
New circuits
Wiring for a new fan, lighting or a heated towel rail is an alteration to the electrical installation, which only an authorised installer company may carry out. (REBT art. 18 and ITC-BT-04)

Questions owners ask

Do I need a licence for a new bathroom?

For a bathroom that keeps the structure and is in a building that is not catalogued, the usual route is a declaración responsable. We confirm the route with the town hall for your property before we start.

Can you turn a bath into a walk-in shower?

Usually, yes. The question is the drainage: a level-access shower needs enough fall to the waste pipe. We check it on the site visit before we quote.

My bathroom smells damp when I arrive. Is that the bathroom or the house?

It can be either: a closed-up house with poor ventilation, or a slow leak from the shower or pipes. We look for the cause before we quote for a new bathroom. See damp and leaks.
