Holiday-let refresh between seasons

Paint, bathrooms, kitchens and repairs for a holiday rental, done between seasons and around your bookings.

Free initial estimate. Licences handled. One project manager. Weekly photo reports.

At a glance

  • A holiday rental wears faster than a home its owner lives in: paint, grout, silicone, door handles, shutters and taps take the knocks first.
  • The scope is agreed for the gap between bookings you give us, and we say honestly what fits and what does not.
  • In the Comunitat Valenciana a tourist home needs a favourable municipal compatibility report and must show its registration number in every advert. We do the building work, not that paperwork.
  • Larger jobs, such as a new bathroom or kitchen, are best planned for the quietest stretch of your calendar.
  • The property is cleaned and photographed at the end, ready for new listing photos and the next guests.

Define the refresh before the booking gap

A between-season refresh can range from paint and repairs to a replacement kitchen or bathroom. The useful first decision is which parts of the property need work and which can remain in use. Tell us the available gap between bookings so the proposed scope can be assessed against it. We plan the agreed work and report progress with photographs every week.

  • Painting and repairs to worn or damaged areas.
  • Bathroom or kitchen replacement where it forms part of the agreed scope.
  • Work planned around the booking dates you provide.
  • A clean handover for the next guests.

What building work does not decide

This service concerns the physical condition of the accommodation. Tourist-rental registration, permission to operate and any booking-platform requirements are separate from a building-work quote. A refreshed interior does not establish that a property may lawfully be let. Keep the current operating documents available and check the route that applies to the property before changing its use or marketing it on a new basis.

Do not assume the VAT treatment of a private homeowner’s repair applies to a rental business. Tax treatment follows the legal conditions and circumstances of the supply. The quote should identify the proposed treatment; this page gives no blanket reduced-rate promise. The current statutory provision and the tax authority’s guidance are linked in the source list.

Choose the work in a practical order

Start with defects, then the functional changes, then the finishes. Repairing the origin of a leak before decorating avoids treating the visible mark as the whole problem. If a new kitchen or bathroom is included, decide the layout and fittings before relying on a completion programme. A fresh paint scheme is a different scope from moving services or altering walls.

Photographs from the last occupied period can help identify worn surfaces and broken fittings. Separate these observations from changes you would simply prefer. That distinction makes it easier to compare a repair-only option with a wider refurbishment without implying that either will produce a particular rental return.

How it works while you are abroad

Provide the location, access arrangements, available dates and proposed work list. We say what fits the gap and plan the agreed works around it. Weekly photographs let you follow progress remotely. Decisions about scope should be made before work starts; if findings change what is needed, consider the revised work rather than assuming the original gap accommodates everything.

Between lets, property care and maintenance plans can provide separately agreed visits. If your plans have changed from letting to sale, renovate to sell considers repairs and presentation against that different objective. Neither service promises a financial return.

Permission and community checks

Where the agreed work involves building alterations, the route depends on its scope. TRLOTUP articles 232, 233 and 241 distinguish licence and responsible-declaration procedures and their conditions. A service name is not a permission category. In a community of owners, LPH article 7 limits alterations affecting the building or other owners and requires prior notice to the community representative for works within the provision. Check shared elements before authorising the work.

How we price the work

Start with a free estimate, then a fixed-price quote after a site visit. The scope, access and findings inform the quote. Review what is included and what needs a separate decision before accepting it. There are no standard rates on this page: the price follows the property and the agreed work, rather than a figure detached from the inspection.

Tourist homes, town by town

INE's experimental estimate of tourist dwellings and tourist accommodation places in each municipality, May 2026. It counts capacity, not bookings, and it is not a licensing register.

Rules and facts that apply

The municipal report
Under Ley 15/2018, as amended by Decreto-ley 9/2024, a home let to tourists in the Comunitat Valenciana needs a favourable municipal report confirming that tourist use is compatible with the town's planning, and its entry in the tourism register is valid for 5 years. (Ley 15/2018; DL 9/2024)
Registration number in adverts
Every advert for a tourist home must show its exact location and its number in the Registro de Turismo de la Comunitat Valenciana. Advertising one before the declaration has been filed counts as an illegal offer. (Ley 15/2018; DL 9/2024)

Questions owners ask

Can you work around my bookings?

Yes. Tell us the gap between bookings and we will say honestly what fits into it, and plan the work so the property is cleaned and ready for the next guests.

Do you deal with tourist-rental licences?

This page is about the building works. Tourist-rental licensing is a separate process; ask us about your property and we will tell you plainly what we can and cannot help with.

Can you keep an eye on the property between lets?
Does a refresh guarantee more bookings?

No booking or rental-income outcome is promised. The agreed work improves the physical condition and finish of the property.
