Home renovations in Jávea (Xàbia)

Nearly half of Jávea's residents are foreign nationals, and most of its homes went up between 1971 and 1990. We renovate villas and apartments from the old town to Cap de la Nau for owners who live abroad, with licences handled with the Ajuntament de Xàbia.

We cover Jávea and nearby
Jávea (Xàbia in Valencian, the official name) spreads from its old town inland to the port, the Arenal and a long run of headlands and coves. Areas we work in include:
- The old town, walled until 1877
- Duanes de la Mar and the port
- El Arenal
- The Montgó
- La Plana and Cap de Sant Antoni
- Cap Martí
- Portitxol
- Granadella
- Cap de la Nau
Neighbouring towns: Dénia, Benitachell, Moraira, Gata de Gorgos.
We are based in València (Av. de Francia 2), about 1.25–1.75 h from Jávea by road (about 111 km). Site visits by appointment.
What homes in Jávea need
Jávea’s houses are, for the most part, of one generation. More than half of the properties in the 2011 census of buildings date from 1971 to 1990, so a typical villa of that period is now about 35 to 55 years old (see the local facts below). At that age the things you cannot see are often original: wiring, pipework, the waterproofing on flat roofs and terraces. A renovation that starts there lasts; one that starts with new tiles over old problems does not.
The town has three quite different settings. The old town is compact and built in local tosca stone, around the church of Sant Bartomeu, which the Ajuntament lists among the town’s monuments. The port and the Arenal hold most of the apartments, where a community of owners shares the building. And the headlands, from Cap de Sant Antoni and La Plana to Portitxol, Granadella and Cap de la Nau, are villa country, with steep plots, sea views and long drives for deliveries.
Autumn rain matters here too. Roofs, terraces and drains that dried out over the summer are the first to show it.

- When the homes were built (2011 census)
- Of properties (inmuebles) in the 2011 census of buildings, 53% date from 1971 to 1990, 34% from 1991 to 2011 and 13% from before 1971, so most of that stock is now about 35 to 55 years old. (INE Census of Buildings 2011)
- Not a main home
- 52% of dwellings were second homes or empty (2011 census). (INE Census 2011)

- Tourist accommodation capacity (May 2026)
- The same municipal estimate records 14,683 tourist accommodation places in May 2026; it is a capacity estimate, not a count of bookings or a licensing register. (INE, May 2026)

Permits in Jávea
In the historic centre, heritage can shape a job: the Ajuntament lists the church of Sant Bartomeu and the local tosca stone among the town's monuments, so we check protection status before work around them. Elsewhere, an internal reform that keeps the structure usually goes through a declaración responsable. Plots on the Montgó border a natural park with its own planning rules, and we check those before drawing anything.
Permits are issued by the Ajuntament de Xàbia. Electronic office of the Ajuntament de Xàbia. · Our licence guide.
Away for the season?
Many summer owners have gone home before the autumn rains. Roof, terrace and drainage checks ahead of that season catch the problems a downpour turns into a leak, and we can do them for you while you are away.
Questions owners ask about Jávea
Are Jávea and Xàbia the same place?
Yes. Xàbia is the Valencian name and the official one; Jávea is the Spanish name most foreign owners use. Permits go through the Ajuntament de Xàbia.
Does the old town's heritage affect my renovation?
It can. The Ajuntament lists the church of Sant Bartomeu and the local tosca stone among the town's monuments, so heritage rules can apply to work around them. For a house in the centre, we check its protection status with the Ajuntament before we plan.
My Jávea villa was built in the 1980s. What does it usually need?
Most of Jávea's properties date from 1971 to 1990, so a villa of that period is now about 35 to 55 years old. At that age we usually look first at the electrics, the plumbing, the windows and the flat roofs and terraces, then at the layout, kitchen and bathrooms. The site visit tells us which of those your house needs.
When should I book roof and terrace work?
Before the autumn rains if you can, which is often when the house is empty. We can inspect the roof, terraces and drains and put right what we find.
I live in the Netherlands. Can you manage the work without me in Jávea?
Yes. Our service is built for owners who follow their project from home. We start with a video survey and a free estimate, run the project in English and send you photos and video every week.
