Apartments come with neighbours and a community of owners. We handle the approvals, the building's rules and the shared elements while we renovate your home.

Free initial estimate. Licences handled. One project manager. Weekly photo reports.

At a glance

  • Inside your apartment you can change layout, installations and finishes, provided the work does not affect the building's safety, structure or exterior, and you tell the community's representative beforehand.
  • The facade, roof, structure and shared risers belong to the community of owners. Work that touches them needs the community's agreement.
  • Skips and scaffolding on the street need the town hall's permission, which we apply for with the rest of the paperwork.
  • A block more than 50 years old needs a building evaluation report (IEEV.CV), which is the community's responsibility and can point to work on the shared parts around you.
  • We plan noisy work, deliveries and use of the lift around the building's rules, so neighbours have no reason to call you abroad.

Your apartment, the community’s building

Under the Ley de Propiedad Horizontal (Ley 49/1960), the facade, the roof, the structure and the shared installations belong to the community of owners. Work inside your apartment is mostly up to you; work that touches those shared elements is not. We check which parts of the building your renovation touches before we quote.

Living with the neighbours

Renovating an apartment means noise, deliveries and dust in shared corridors and lifts. We find out the building’s rules on working hours, protect the shared areas and keep the administrator informed, so the neighbours have no reason to complain to you while you are away.

Older blocks

In the Comunitat Valenciana, a residential building over 50 years old needs a building evaluation report (IEEV.CV). If you own in an older block, ask the administrator whether the community has a valid one. Our Valencia page explains it in more detail.

What we handle in a block

Included

  • Reading the community's statutes and rules on works, and contacting the administrator
  • The notice to the community's representative before work starts, and anything the community has to approve
  • Protection of the lift, stairs and shared corridors, and cleaning them after each day
  • The town hall's permission for any skip or scaffolding on the public road
  • Layout, kitchen, bathrooms, wiring, plumbing, floors, windows and finishes inside the apartment

Not included, or arranged separately

  • Work on the facade, roof or shared installations, which the community commissions, though we can quote for it
  • Disputes between neighbours over earlier leaks, where we document the facts but do not take sides

How an apartment job runs

  1. Read the building

Statutes, rules on working hours, lift and parking, and whether the block has a valid building evaluation report.

  2. Find the shared parts

Where your pipes and cables meet the risers, which walls carry load, and whether anything you want touches the facade.

  3. Notify and apply

We prepare the notice to the community's representative, any approval it needs, and the licence route at the town hall.

  4. Protect and work

Shared areas are protected, noisy work is kept to the permitted hours, and the administrator is kept informed.

  5. Leave it clean

The apartment is handed over with a photo record, and the shared areas are left as we found them.

Rules and facts that apply

Your apartment, your installations
Under the Ley de Propiedad Horizontal, an owner may alter the architectural elements, installations or services inside their apartment when the work does not impair the building's safety, structure, configuration or exterior, or harm another owner, and must inform the community's representative beforehand. (LPH arts. 7, 10 and 17)
Buildings over 50 years old
Residential buildings over 50 years old need a building evaluation report (IEEV.CV), due by 31 December of the year after the building turns 50 and valid for 10 years. (Decreto 53/2018; Generalitat Valenciana)
Skips on the street
In Dénia, for example, placing a skip for works on the public road requires the Ajuntament's prior authorisation, and the skip goes in the parking lane rather than on the pavement. (Ajuntament de Dénia)

What to send us before the site visit

  • Photos or a video of the apartment, and of the building's entrance, stairs and lift
  • The administrator's name and contact
  • The community's statutes or rules on works, if you have them
  • Whether the building has passed its building evaluation report, if you know
  • Any history of leaks to or from neighbouring apartments

Questions owners ask

Do I need the community of owners' approval?

For work inside your apartment that does not touch shared elements, generally not. Anything affecting the facade, the roof, the structure or the shared risers involves the community. We check this before we quote and prepare what the community needs.

My building is over 50 years old. What should I know?

In the Comunitat Valenciana, a residential building over 50 years old needs a building evaluation report (IEEV.CV). It is the community of owners' responsibility, and its findings can affect the shared parts of the building around your apartment.

Can you work around the building's rules on noise and hours?

Yes. We find out the building's rules before we start and plan noisy work, deliveries and the use of the lift around them.

We need scaffolding or a skip in the street. Who arranges that?

We do. Scaffolding or skips on the public road need a separate occupation permit from the town hall, which we apply for with the rest of the paperwork.
