Your keys held safely, every use logged, and photos each time someone goes in.

Free initial estimate. Licences handled. One project manager. Weekly photo reports.

At a glance

  • We keep a set of your keys in a key safe and record every time they are used, by whom and why.
  • Only people you authorise go in, and you can have check-in and check-out photos of the state the house was left in.
  • Key holding is what makes the other services possible: a visit after a storm, a delivery, a tradesperson, a pre-arrival clean.
  • It replaces the neighbour with a spare key: someone answerable, with a written record.

What key holding includes

Key holding gives an absent owner a controlled way to arrange entry. Your keys are kept in a key safe, each use is recorded, and you decide who is authorised to enter. Check-in and check-out photographs provide a record when a cleaner, tradesperson, guest or our team uses the keys. The key log and photographs answer different questions: who entered, and what was visible at the visit.

  • Secure storage of the keys entrusted to us.
  • A record of each use, with access limited to people you authorise.
  • Opening up for an agreed visit and photographs at entry and departure.
  • Coordination with your instructions about the property and the visitor.

What to arrange separately

Holding a key does not specify how frequently the house should be inspected, which repairs may be authorised, or what a cleaner should do. Put those requirements in the instructions for the particular visit or agree a separate maintenance plan. Tell us which doors each key opens and whether there are shared entrances, shutters or internal rooms requiring different keys. Do not put an alarm code or a photograph of a key in a public enquiry attachment.

Before authorising a visitor, identify their purpose and the areas they need to reach. A contractor repairing a kitchen tap may need different access from someone inspecting an external wall. If the work concerns a shared area, your permission to enter your own home is only one part of the arrangement. Access instructions do not replace permission to carry out building works.

How it works while you are abroad

Start with the property location, the reason for needing access and the people you want to authorise. Agree how the keys will be handed over and give clear entry instructions. For each subsequent visit, identify the visitor and the job rather than relying on an informal assumption that everyone connected with the property may enter.

Read the photographs alongside the visitor’s task. They help you understand the condition recorded at that time; they are not a technical survey of concealed construction or a guarantee of what happens between visits. If a visit reveals damage, decide on the next inspection or repair separately. Our repair service follows an inspection, photographs and your agreement before work proceeds.

Connecting access with property care

A pre-arrival check opens and checks the house before you travel. An end-of-season check records its condition when you leave. A maintenance plan sets an agreed visiting schedule. Key holding supports these services, but the schedule and scope belong in the service arrangement rather than being inferred from possession of a key.

Permission and community checks

Where the agreed work involves building alterations, the route depends on its scope. TRLOTUP articles 232, 233 and 241 distinguish licence and responsible-declaration procedures and their conditions. A service name is not a permission category. In a community of owners, LPH article 7 limits alterations affecting the building or other owners and requires prior notice to the community representative for works within the provision. Check shared elements before authorising the work.

How we price the work

Start with a free estimate, then a fixed-price quote after a site visit. The scope, access and findings inform the quote. Review what is included and what needs a separate decision before accepting it. There are no standard rates on this page: the price follows the property and the agreed work, rather than a figure detached from the inspection.

What to send us before the site visit

  • How many sets of keys exist, and who holds them now
  • Alarm codes, gate remotes and the community's access fobs, if any
  • The people you already know you will want to let in
  • How you want to be contacted about each entry

Questions owners ask

Who can use the keys?

Only the people you authorise. We record each use in the key log.

Can you let a tradesperson or cleaner in for me?

Yes. We open up, and we send you check-in and check-out photos so you can see the state the house was left in.

Does key holding include regular inspections?

An inspection schedule is agreed through a maintenance plan. Holding keys alone does not set a visit frequency.
