Getting your Spanish home ready to sell

Repairs, a refresh, or a new kitchen or bathroom before you sell, planned with you and managed while you are abroad.
Free initial estimate. Licences handled. One project manager. Weekly photo reports.
At a glance
- Before a sale, the work that matters most is the work a buyer's surveyor will notice: damp, leaks, cracked tiles, tired paint, sticking doors and shutters.
- Selling a home in Spain normally requires a valid energy performance certificate, and its energy label has to appear in the adverts.
- In the Comunitat Valenciana, selling a home more than 10 years after its first occupation can require a new declaración responsable of second occupation, backed by a technician's certificate.
- We price options, from repairs only to a new kitchen or bathroom, so you can decide with your estate agent what is worth doing.

Decide what the sale needs
Preparing a property for sale can mean a repair list, fresh finishes or a more substantial kitchen or bathroom project. We can price different options so you can discuss them with your estate agent. The choice depends on the property’s condition and your plans; we do not promise that the work will raise the sale price or shorten the selling period.
- Repairs to damp, leaks, cracked tiles, doors and shutters.
- Fresh paint finishes inside and outside where agreed.
- A kitchen or bathroom replacement where it suits the chosen scope.
- A clean, tidy handover for photographs and viewings.
Separate defects from presentation choices
A visible defect and an unfashionable finish are different reasons for work. A leak needs investigation of its cause. A sound but dated kitchen presents a choice about replacement. Make those categories clear in the proposed work list so you can compare the repair-only option with a broader refresh. Your estate agent can discuss the sales context; our quote sets out the building work.
Do not hide an unresolved defect behind a decorative finish. The repair should address the identified problem before making good. Photographs of the work can be kept with your property records so that you can explain what was done. They do not replace the other documents needed for a sale or establish the legal status of an existing alteration.
What is outside this service
The service is not a valuation, sales instruction or legal review of the conveyance. The market and your agent determine the asking-price discussion. Where existing works or the property’s documentation raise questions, resolve those through the appropriate records and advisers before treating a cosmetic refresh as the answer.
Likewise, building permissions are based on the actual works. Replacing a finish, changing a layout and extending a house are not interchangeable scopes. Community rules may matter for shared parts and external appearance. Keep the permissions relevant to the chosen scheme with the work record.
How it works while you are abroad
We start from photographs and a site visit, agree the scope and send weekly photo updates during the works. Access can be coordinated with your estate agent, and the programme can be agreed around viewings. Tell us when photographs or appointments are planned so those dates can be considered with the building work.
Compare options before committing. A small-repair package may suit one home; a kitchen or bathroom renovation may be part of another owner’s plan. A remote renovation provides the broader project approach when you remain overseas. The useful outcome of pricing alternatives is a decision you can make with a clear scope, not an assumed return on expenditure.
Permission and community checks
Where the agreed work involves building alterations, the route depends on its scope. TRLOTUP articles 232, 233 and 241 distinguish licence and responsible-declaration procedures and their conditions. A service name is not a permission category. In a community of owners, LPH article 7 limits alterations affecting the building or other owners and requires prior notice to the community representative for works within the provision. Check shared elements before authorising the work.
How we price the work
Start with a free estimate, then a fixed-price quote after a site visit. The scope, access and findings inform the quote. Review what is included and what needs a separate decision before accepting it. There are no standard rates on this page: the price follows the property and the agreed work, rather than a figure detached from the inspection.
Good to know
Rules and facts that apply
- Energy certificate
- An energy performance certificate is required when an existing home is sold. A copy is attached to the sale contract, and the energy label must be included in every advert for the sale. (RD 390/2021)
- Second occupation
- Owners must file a declaración responsable of second or later occupation with the town hall in the cases Decreto 12/2021 sets out, which include selling a home more than 10 years after its first occupation, or needing a new water, gas or electricity contract. The technician's certificate behind it is valid for 3 months. (Decreto 12/2021; TRLOTUP art. 233)
What to send us before the site visit
- Your estate agent's contact, and their view of what buyers expect
- Any existing energy certificate, and when the home was first occupied
- Photos or a video of every room and the outside
- A list of anything you already know needs fixing
- Your target date for listing the property
Questions owners ask
Which works are worth doing before a sale?
That depends on the property and the buyers your estate agent expects. We can price several options, from repairs and a fresh coat of paint to a new kitchen or bathroom, so you can decide with your agent.
Can the work fit around viewings?
Yes. We agree the programme with you and your agent, and keep the house tidy and photographed at each stage.
Will the renovation raise the sale price?
We cannot promise that. We can make the home sound, clean and well finished; the price is for the market and your agent.
Can you compare a repair-only option with a wider refresh?
Yes. We can price several scopes so you can decide with your estate agent which work fits your plans. No increase in sale value is guaranteed.
