Home renovations in Altea

Dutch residents now outnumber every other Western-European group in Altea. We renovate old-town houses, apartments and hillside villas for owners who live abroad, and we ask the Ajuntament whether an old-town house is protected before we plan.

We cover Altea and nearby
From the old town on its hill down to the seafront at Cap Blanch, and north along the coast to the Mascarat, Altea covers a lot of ground. We work in:
- The old town (El Fornet) and Bellaguarda
- Cap Blanch
- Altea la Vella
- La Olla
- El Mascarat and the Campomanes marina
- The slopes of the Serra de Bèrnia
Neighbouring towns: Albir, Calpe, La Nucía, Polop.
We are based in València (Av. de Francia 2), about 1.5–2 h from Altea by road (about 131 km). Site visits by appointment.
What homes in Altea need
Altea’s old town, El Fornet and Bellaguarda, sits on its hill, and the first question for a house there is not what you want to change but what the Ajuntament will allow. We ask that before we draw anything.
Below the old town, the seafront at Cap Blanch and the coast north to the Mascarat hold apartments and villas, many of them from the 1970s to the 2000s (see the local facts below). Behind them, Altea la Vella, La Olla and the slopes of the Serra de Bèrnia are villa country.
Altea is also a little more of a year-round town than its neighbours: fewer than half its homes are second homes or empty. For owners who live here part of the year, a renovation can be planned in stages, room by room, around the months you spend in the house.

Altea: local facts
- Residents
- 24,731 people, 39.1% of them foreign nationals. Dutch residents (920) are the largest Western-European group, just ahead of the British (868), then Belgians (485), Germans (409), French (344) and Norwegians (194) (1 January 2025). (INE, 1 Jan 2025)
- When homes were built (2011 census)
- Of properties (inmuebles) in the 2011 census of buildings, 42% date from 1991 to 2011, 39% from 1971 to 1990 and 19% from before 1971. (INE Census of Buildings 2011)
- Main homes
- 45% of dwellings were not a main residence, fewer than in most towns we cover (2011 census). (INE Census 2011)
- Tourist dwellings (May 2026)
- INE estimated 1,002 tourist dwellings across Altea in May 2026. This experimental count describes the whole municipality, not just Altea's neighbourhoods. (INE, May 2026)
- Tourist accommodation capacity (May 2026)
- The same municipal estimate records 5,066 tourist accommodation places in May 2026; it is a capacity estimate, not a count of bookings or a licensing register. (INE, May 2026)

Planning and heritage in Altea
- New general plan
- The Generalitat's Comisión Territorial de Urbanismo gave final approval to Altea's Plan General Estructural on 17 July 2026, to replace the plan in force since 1982. (Ajuntament d’Altea)
- Historic centre
- The old town is a Bien de Interés Cultural (Conjunto Histórico, Decreto 69/2013). Until a special protection plan is approved, works of heritage significance there need the Generalitat’s authorisation before the municipal licence. (Decreto 69/2013)
- Seafront houses
- The fishermen’s houses on the seafront streets of Sant Pere and La Mar are listed as a Bien de Relevancia Local. (Generalitat Valenciana)
- Cap Negret
- The municipality covers 34.43 km², and Cap Negret was declared a Natural Monument in November 2020. (AVL)

Permits in Altea
For any job in the old town we ask the Ajuntament d'Altea whether the building is protected: the route depends on whether the work affects its heritage significance under TRLOTUP articles 232 and 233. Along the seafront at Cap Blanch, the Ley de Costas strip can limit work, and we check a plot towards the Serra Gelada before planning outside work.
Permits are issued by the Ajuntament d'Altea. Electronic office of the Ajuntament d'Altea. · Our licence guide.
Away for the season?
A house shut up through the summer can gather damp. If you leave for the summer or the winter, we can air the house, check for damp and leaks, and get it ready before you return.
Questions owners ask about Altea
Is my house in Altea's old town protected?
It may be. We ask the Ajuntament d'Altea before planning anything and check the proposed work's heritage significance; some interventions without that significance can use a declaración responsable, while the relevant heritage interventions require a licence.
Is my Cap Blanch home inside the coastal protection zone?
It might be. Cap Blanch is on the seafront, where the Ley de Costas protection strip can apply. We check your plot's position before any outside work is planned.
Does land towards the Serra Gelada affect my plot?
It can, if the plot is on or near protected land. We check where the property sits before planning outside work.
I'm Dutch and live in the Netherlands. Can you manage the project from there?
Yes. We start with a video survey and a free estimate, and you get photos and video of the work every week, wherever you are.
