What homes in Albir need
Albir is different from most of the coast in one way that shapes renovations: people live here. Only 31% of homes were second homes or empty in the 2011 census, the lowest share among the towns we cover (see the local facts below), so a renovation is more often in a home that is lived in for part of the year than one that stands empty.
Most of the properties went up from the 1970s onwards, about half of them between 1971 and 1990. Platja de l’Albir itself is a planned seaside community below the Serra Gelada. Villas from that period usually need their services, windows and terraces renewed, and kitchens and bathrooms that suit long stays.

Permits in Albir
Albir is not a municipality of its own, so permits go to the Ajuntament de l'Alfàs del Pi, not to neighbouring Altea. Inside a home, most reforms that keep the structure follow the declaración responsable route. Homes on the seafront at Albir need the Ley de Costas strip checked, and we check plots in the Serra Gelada foothills before planning outside work.
