Home renovations in Moraira (Teulada)

Most of Moraira's villas were built in the 1970s and 1980s, when the coast here filled with second homes. We bring them up to date for owners who live abroad, with permits handled with the town hall in Teulada.

We cover Moraira and nearby
Moraira is the coastal half of the municipality of Teulada. The town of Teulada sits inland from Moraira's port. We work in both:
- Moraira: the coast and the port
- Teulada town, inland
- L'Ampolla beach
- Cap d'Or
- El Portet
Neighbouring towns: Benitachell, Benissa, Jávea, Gata de Gorgos.
We are based in València (Av. de Francia 2), about 1.5–2 h from Moraira by road (about 120 km). Site visits by appointment.
What homes in Moraira need
Moraira is, more than any other town we cover, a town of one era. Close to six in ten of its homes were built between 1971 and 1990, as the coast filled with holiday villas, and most are still second homes (see the local facts below). Those villas were built well enough to last, but forty or fifty years on, their wiring, plumbing, windows and waterproofing are usually at the end of their lives.
A Moraira villa from that period often has a layout of its time: a closed kitchen, small bathrooms, rooms facing inwards rather than towards the terrace and the sea. Opening it up is often possible, but it changes the structure, and that changes the paperwork. We plan the layout and the licence together.
The municipality has two faces. Moraira is the coast, the port and the villas around Cap d’Or and l’Ampolla. Teulada, inland, is the older town and the seat of the town hall.

Moraira: local facts
- El Portet and Cap d'Or
- El Portet is a cove in Moraira overlooked by the Cap d'Or peninsula. It is a named coastal location within Teulada-Moraira, not a separate municipality for statistics or planning enquiries. (Turisme Comunitat Valenciana, El Portet)
- The municipality
- Teulada, which includes Moraira, has 12,932 residents and 56.4% are foreign nationals. The British are by far the largest group (2,158), then the Dutch (658), Germans (544), Belgians (323), French (175) and Swiss (134) (1 January 2025). (INE, 1 Jan 2025)
- A 1970s and 1980s town (2011 census)
- Of properties (inmuebles) in the 2011 census of buildings, 59% date from 1971 to 1990, the highest share of that era among the towns we cover; 22% are older and 19% date from 1991 to 2011. (INE Census of Buildings 2011)
- Second homes
- 57% of dwellings were not a main residence (2011 census). Second homes grew here from the 1970s and 1980s. (INE Census 2011)
- Tourist dwellings (May 2026)
- INE estimated 1,173 tourist dwellings across Teulada in May 2026. This experimental count describes the whole municipality, not just Moraira's neighbourhoods. (INE, May 2026)
- Tourist accommodation capacity (May 2026)
- The same municipal estimate records 7,506 tourist accommodation places in May 2026; it is a capacity estimate, not a count of bookings or a licensing register. (INE, May 2026)

Planning and heritage in Moraira and Teulada
- General plan
- Teulada's Plan General, which covers Moraira, was approved definitively on 21 December 2004, replacing the plan of 1986. (Generalitat Valenciana)
- Teulada's historic centre
- The old town of Teulada, inland from Moraira, is a Bien de Interés Cultural (Conjunto Histórico, Decreto 232/2007). Until a special protection plan exists, work there needs the Generalitat’s prior authorisation; the rules require timber joinery and rule out monocapa render and stone cladding. (Decreto 232/2007)
- Protected buildings
- Teulada's catalogue of protected buildings and spaces, published in 2003, gives each listed building one of three levels: integral, partial or environmental protection. (DOGV 2003)
- Les Sorts
- The Les Sorts protected landscape (Decreto 60/2006) covers 100.52 ha of rural land with special agricultural and landscape protection. (Decreto 60/2006)

Permits in Moraira
Moraira has no town hall of its own, so permits for a Moraira home are lodged with the Ajuntament de Teulada. For most villa upgrades that keep the structure, that means a declaración responsable; taking out a wall that carries the structure adds a certificate. Seafront homes in Moraira are among those where the Ley de Costas protection strip needs checking first.
Permits are issued by the Ajuntament de Teulada. Electronic office of the Ajuntament de Teulada. · Our licence guide.
Away for the season?
Nearly six in ten homes here date from 1971 to 1990, and a similar share are not anyone's main home. That makes winter, when the house is empty, the natural time for a villa upgrade: we work while you are away and hand it back ready for your next stay.
Questions owners ask about Moraira
Does Moraira have its own town hall?
No. Moraira is part of the municipality of Teulada, so building permits for a Moraira property go through the Ajuntament de Teulada, inland in Teulada town.
Is my Moraira villa inside the coastal protection zone?
If it is on or near the seafront, it might be. Moraira's coastline is one where the Ley de Costas protection strip affects what can be built, so we check your plot's position before planning any work outside.
What does a 1970s or 1980s Moraira villa usually need?
Usually new electrics and plumbing, better windows and insulation, resealed flat roofs and terraces, and a kitchen and bathrooms planned for how people live now. Sometimes the layout opens up too. The site visit shows which apply to yours.
When is the best time to renovate a holiday home in Moraira?
When you are not using it, which for a summer home usually means the winter. We plan the programme so the house is finished, cleaned and checked before you return.
