Maintenance plans for your home in Spain

Scheduled visits to check the house, the roof and the water, with small repairs done before they become big ones.
Free initial estimate. Licences handled. One project manager. Weekly photo reports.
At a glance
- A maintenance plan is a schedule of visits to a house you are not living in. The frequency and the checks are agreed for your property; there is no standard package.
- Checks can cover the inside (damp, leaks, water, power, ventilation) and the outside (roof, terraces, gutters, drains, shutters, doors).
- Visits matter most around the autumn rain, the wettest season of the year here (see the AEMET figures below).
- Faults found on a visit come to you with photos and a price, and are fixed once you agree.

What the visits cover
A maintenance plan gives a home that is empty for part of the year an agreed visiting schedule. The existing service covers visible checks inside and outside and a dated photo report after each visit. The purpose is to identify changes and help you decide what needs attention while you are away, rather than wait until your next stay to discover every small problem together.
- Inside: signs of damp or leaks, water and power, and ventilation.
- Outside: the roof, terraces, gutters and drains, shutters and doors.
- Dated photographs sent to you after each visit.
- Small repairs with your agreement, with larger problems reported and priced separately.
Agree the schedule and limits
Visit frequency is agreed with you. Some owners ask for checks after heavy rain as well as scheduled visits, but there is no standard interval or response time stated here. Describe how the house is used, the dates when it is normally empty and any recurring problems. The schedule should be written down so that both sides know which visits have actually been arranged.
A plan is not an unlimited repair allowance. A dripping tap, blocked drain or loose shutter may be suitable for a small repair with your agreement. A wider defect needs a defined investigation or work package. Establish the approval arrangements instead of assuming that every possible repair is included in the visiting price.
How it works while you are abroad
Start with the property address, access arrangements and a list of known issues. If there are earlier reports or dated photographs, keep them available for comparison. Our key-holding service supports controlled entry, while the maintenance arrangement specifies what is checked and when.
After a visit, read the photographs with the reported findings. A sequence of dated records helps show a change over time, but visible checks do not expose every concealed component. A patch that has grown, a newly damaged shutter or a repeated leak may need a separate repair assessment. You choose the work after receiving the information and price.
Connect regular checks with planned work
Handyman and small repairs can address the jobs that accumulate between stays. Damp and leak repairs deal with investigation and repair where water is the problem. A maintenance visit can identify the need for those services without predetermining the technical solution.
Tell us when your use of the house changes. A guest stay, a building project or your own return may affect access and the tasks required at the next visit. Pre-arrival and end-of-season checks provide separate preparation and closing records around occupation. They should be coordinated with the plan so each instruction has a clear purpose.
Permission and community checks
Where the agreed work involves building alterations, the route depends on its scope. TRLOTUP articles 232, 233 and 241 distinguish licence and responsible-declaration procedures and their conditions. A service name is not a permission category. In a community of owners, LPH article 7 limits alterations affecting the building or other owners and requires prior notice to the community representative for works within the provision. Check shared elements before authorising the work.
How we price the work
Start with a free estimate, then a fixed-price quote after a site visit. The scope, access and findings inform the quote. Review what is included and what needs a separate decision before accepting it. There are no standard rates on this page: the price follows the property and the agreed work, rather than a figure detached from the inspection.
Good to know
Rules and facts that apply
- The wet season
- Autumn is when an empty house is most at risk: AEMET's 1981–2010 normals for Alicante-Elche airport put 120 mm of the year's 277 mm of rain in September, October and November together. (AEMET normals 1981–2010)
What to send us before the site visit
- When you are usually in the house, and when it stands empty
- Where the stopcock, the electrical panel and any water tank or pump are
- Known weak points: a terrace that has leaked, a drain that blocks
- Whether you want visits after storms as well as on the schedule
Questions owners ask
How often do you visit?
We agree the schedule with you. Many owners want a visit after heavy rain as well as regular checks.
What does a plan cost?
It depends on the property and how often you want us to visit. Tell us about the house and we will send you a price.
Are all repairs included in a maintenance plan?
No repair allowance is implied by this page. Small repairs require your agreement, and larger problems are reported with a separate price.
