Home renovations in Dénia

Dénia is a town of second homes as much as first ones: most of its dwellings are not anyone's main residence. We renovate apartments in town and villas from Les Marines to Les Rotes for owners who live abroad, with one English-speaking project manager.

We cover Dénia and nearby
The municipality runs from the long sandy beaches of Les Marines, north of the port, to the rocky shore of Les Rotes in the south, with the Montgó rising behind the town. We work across all of it:
- Les Rotes, down to Cova Tallada
- Les Marines: Les Deveses, L'Almadraba, Els Molins, Les Bovetes
- The Montgó slopes
- Baix la Mar
- Les Roques
- La Xara
- Jesús Pobre
- La Pedrera
Neighbouring towns: Jávea, Oliva and Gandia (our Valencia page), Els Poblets, Pedreguer, Gata de Gorgos.
We are based in València (Av. de Francia 2), about 1.25–1.75 h from Dénia by road (about 105 km). Site visits by appointment.
What homes in Dénia need
Dénia’s housing is spread across the decades: a fifth of properties predate 1971, and the rest split evenly between 1971–1990 and 1991–2011 (see the local facts below). Homes from the 1970s and 1980s often still have their original wiring, plumbing and single-glazed windows, and flat roofs and terraces that need resealing. The newer villas usually need less behind the walls and more in the kitchen, the bathrooms and the outside spaces.
The two coasts ask different things of a house. In Les Marines, homes sit low and close to sand, where humidity and salt get into anything left closed. In Les Rotes, the shore is rock and the plots are steeper, so access for materials and the state of retaining walls come into the plan early.
Behind the town, the Montgó slopes hold many of Dénia’s villas. Some plots there border the natural park, declared in 1987. With the Plan General Estructural approved in 2023, we start in Dénia by checking the paperwork against the plan now in force.

Dénia: local facts
- Who lives here
- 47,568 residents on 1 January 2025, 29.1% of them foreign nationals. British (1,258) and German (1,113) residents lead the Western-European groups, followed by French (574), Dutch (546) and Swiss (292). The Ajuntament publishes the same official INE total. (INE, 1 Jan 2025; Ajuntament de Dénia)
- Age of the housing (2011 census)
- Of properties (inmuebles) in the 2011 census of buildings, 20% predate 1971, 40% date from 1971 to 1990 and 40% from 1991 to 2011. (INE Census of Buildings 2011)
- Second and empty homes
- 60% of Dénia's dwellings were not a main residence, counting second homes and empty ones (2011 census). (INE Census 2011)
- The current plan
- The Ajuntament de Dénia publishes the Plan General Estructural approved in 2023. We check a villa against that plan before we quote. (Ajuntament de Dénia, PGE)
- Montgó
- The Montgó Natural Park was declared in May 1987 (Decreto 25/1987) and includes Cap de Sant Antoni. It stands over Dénia and Xàbia. (Ajuntament de Xàbia)
- Tourist dwellings (May 2026)
- INE estimated 2,926 tourist dwellings across Dénia in May 2026. This experimental count describes the whole municipality, not just Dénia's neighbourhoods. (INE, May 2026)
- Tourist accommodation capacity (May 2026)
- The same municipal estimate records 14,679 tourist accommodation places in May 2026; it is a capacity estimate, not a count of bookings or a licensing register. (INE, May 2026)

Planning and heritage in Dénia
- Protected old quarters
- The Plan General Estructural 2023 catalogues Les Roques and Baix la Mar as historic cores with Bien de Relevancia Local status, and the castle and town walls as a Bien de Interés Cultural. In Les Roques, new building must keep at least 3 m from the town wall. (PGE Dénia 2023; PGE Dénia 2023; PGE Dénia 2023)
- Catalogued buildings
- The Ajuntament's declaración responsable for minor works takes effect once it is filed complete, but it excludes catalogued elements. Work on a protected or catalogued building first needs a municipal heritage report (informe d'afecció patrimonial). (Sede Dénia; Sede Dénia)
- The coast
- Dénia has 20 km of coastline, from fine sandy beaches to rocky coves. (Turisme Comunitat Valenciana)

Permits in Dénia
Dénia's Plan General Estructural was approved in 2023, so the first step on any villa is to check what is built against that plan: older extensions are not always on the paperwork. A plot high on the Montgó may also come under the natural park's own rules, and a seafront house in Les Rotes or Les Marines can sit inside the strip the Ley de Costas protects.
Permits are issued by the Ajuntament de Dénia. Electronic office of the Ajuntament de Dénia. · Our licence guide.
Away for the season?
Six in ten Dénia homes are not a main residence (2011 census), and on the coast at Les Marines and Les Rotes, salt air and damp work on any house left shut for months. While you are away we can air the house, look for damp after the autumn rain and put right what we find.
Questions owners ask about Dénia
Is my Dénia villa's paperwork in order?
It is worth checking before any plans. The Plan General Estructural was approved in 2023, so older villas and later additions can sit awkwardly with the current plan. We compare what is built with the registered paperwork, ask the Ajuntament where needed, and tell you what we find before we quote.
Do the Montgó Natural Park rules affect my plot?
Only if the plot is on or close to park land. Montgó was declared a natural park in May 1987 and has its own planning rules; we look at where your plot sits before we suggest any work.
My house in Les Rotes is close to the water. Does that limit what I can do?
It may. The Ley de Costas restricts work inside its protected strip along the shore. We find out whether your plot is affected before we design anything.
Do La Xara and Jesús Pobre come under Dénia's town hall?
Yes. Both villages, like La Pedrera, are part of the municipality of Dénia, so permits go through the Ajuntament de Dénia.
I live in Germany. Can you run the renovation without me there?
Yes. Our service is designed for owners who are not in Spain while we work. We run the project in English, start with a video survey and a free estimate, and send you photos and video every week.
